MULTIPLE OFFERS AND STRATEGIES
I had a client who decided to write on a Coquitlam property last Saturday. Offers were presented on Monday AND by the time the offers went in there were 3 offers ready to present. UGH!!! This buyer's stress was NOW cranked up 10 notches. The scenerio played out with one offer being accepted AND that offer had a subject!!! This would never happen in Vancouver. It's amazing to me how differently areas in the GVRD play this game. The last multiple offer this buyer was involved in was on Trinity in East Vancouver. This house which also had multiple unconditional offers SOLD for $80,000 over asking price!! Come a little East to Coquitlam and we have multiple offers where buyers are submitting conditional bids under the asking price!
It's hard for me to strategize how to WIN this game. I know this buyer left feeling very confused. Real Estate really is ALL about location, location ... location!!
