North Shore
I have been working with a close friend and client to help her purchase her family's first home. She specifically wanted to focus on the North Shore's east side from Lynn Valley to Deep Cove. Over the last 2 months we inspected over 30 homes, and put offers on 3 properties!
The first 2 offers were in multiple offer situations and both of these homes sold $20,000 to $30,000 over asking price. Ours was not the successful bid. This was a discouraging process, but one that I feel helped educated this purchaser as to "how the game is played" in this HOT North Shore market.
She decided that if the next home she picked ended up in multiple offers, she would not submit an offer. This reverse psychology worked!! The pick of the week, 3315 Apex Place in Roche Point, had only one offer at the end of the week. The terms of this offer were not agreeable to the sellers, so we were invited to put in an offer. WE DID. The terms were worked out so all parties were happy AND my patient, well informed level headed purchaser has landed her family's new home!
